    The growth of Generation Y — the Millennials — and its impact on all sectors of commercial real estate will be a dominant force shaping this “century of cities.” This demographic group lives, works and plays in different ways than previous generations: they are more urban and less suburban, they value meaning and authenticity, they drive less but want to remain highly mobile and connected, they want their office to be in the city, not a replacement for it. These preferences will drive new forms of real estate, from in-town rental housing and micro-apartments, to incubator and co-working spaces, to “white collar factories” and workshops. Whether in repurposed tech neighbourhoods, in urban high-rises that incorporate the synergy of the corporate or college campus, or in the renewal of light industry on urban waterfronts, development for this generation will enter an “Age of Adaptive Repurposing.”

    Timothy Johnson is a Design Partner responsible for the design direction of NBBJ's New York office and the firms Commercial Design Practice. Mr. Johnson has won numerous design awards for commercial mixed use, corporate, and healthcare projects around the world. Mr. Johnson is also the Chairman of the Council on Tall Buildings and Urban Habitat, and a member of ULI. Mr. Johnson is passionate about cities and their role of in creating a sustainable planet. Mr. Johnson is the co-author of Change Design - a book by NBBJ that defines the firms design ethos and supports his vision that design is a critical part of any clients business strategy.

    Richard Lowe was appointed editor of IP Real Estate in July 2011, one of the leading publications for institutional investment in the global property markets. He has contributed to IP Real Estate for more than five years, also as deputy editor and as a freelance journalist.

    He started his career in journalism at the Bristol Evening Post newspaper in 2001, before moving into financial journalism, and has written for a number of institutional investment and real estate titles.

    Richard has a degree in history from the University of the West of England, and lives in London.
